Much like any new home search, we will work together to clearly identify your home purchasing goals and establish a budget. In a market full of options, it is important these ideals are established up front in order to identify your dream property.
Establishing Timing for Relocation
Establishing a timing for your relocation can be very helpful to your home search. This narrows property options based on closing times, needed remodeling or updates to property and desire (or no desire) to utilize temporary housing in the process.
In addition, if you are purchasing a secondary or vacation residence, considerations such as move in dates, opportunities for rental income, etc. should be evaluated to ensure the optimal purchasing and closing date.
Determine Location
When relocating, it can be difficult to select the ideal area for your new home. Using your goals and criteria for amenities, access to schools, businesses, etc., I will work to provide you recommendations to the best communities to suit your personalized needs. Once you’ve reviewed and selected recommended communities, let the home search begin!
Research
After the criteria and location for your dream property have been defined, I will set up an extensive home search to include your needs, wants, locations, price points, etc. Notifications of potential options will arrive at your doorstep (aka email) on the daily.
Execute
Unlike typical home purchasing transactions, relocating is a different process. Not to worry, I specialize in making my buyers feel confident and secure in the search process. From virtual showings, sharing extensive photos to even chatting with neighbors, I’m committed to being the eyes and ears of your new home search.
Once I’ve identified properties that meet the criteria established above, I can build a home tour itinerary that not only maximizes, but efficiently uses your time when you are in the Phoenix area.
Offer & Negotiate
Ready to make the big move? Congrats! It is time to make an offer on “the one”! Before submitting a contract on your behalf, together we will review nearby comparable properties and ensure your offer is competitive, yet accurate given the location and market.
After the offer has been submitted, you can ensure clear and consistent communication about the negotiation process, counter offers and contingencies creating a smooth transaction process.
Close
Once under contract, there are a number of steps remaining before picking up the keys to your new home. I will continue to be with you every step of the way to guide and support the process for an easy closing.
